The statement, explained
Every month, each owner receives their property’s statement: every stay, every night, every euro. No hidden fees, no surprises — the consolidated statement arrives by day 10. With it you issue your invoice, and we pay within 30 days of the day we receive it. You may contest the statement in writing, with reasons, within 30 days of its delivery.

- Vrbo · 24–26 Sept · 2 nights × €110 · 1 guest €220.00
- What it is
- What the guests paid for the month’s stays, with the dates, the nights and the guests of each booking. The price already includes the accommodation IVA and the tourist tax.
- Why it is here
- It is the starting point: the NET is worked out from the accommodation invoiced to the guests.
- What the contract says Cl. 4.4 and 6.1-A (a)
- The statement shows, per property, the accommodation charged stay by stay, with the dates, the number of nights and the number of guests of each booking.
(a)Cleaning included in the price of a channel with no separate charge −€50.00 comes off before the NET · see more ▸
- channel with no separate cleaning · 16–21 Sept · cleaning in the price −€50.00
- What it is
- On a channel that does not allow the cleaning to be charged separately, the cleaning fee sits inside the price of the stay; we show it separately on the guest’s invoice.
- Why it is here
- The cleaning fee is paid by the guest and is the Operator’s revenue; the Operator bears the cost of the cleaning and the laundry. It is not part of the NET, so it comes off the accommodation before the calculation.
- What the contract says Cl. 7.1 and 6.1-A (a)
- On channels that do not allow the cleaning to be charged separately, the same cleaning fee the Operator charges on the other channels is deemed included in the price; it is not part of the NET.
Accommodation for working out the NET €2,950.00 see more ▸
- What it is
- The accommodation charged, without the cleaning that was inside the price.
- Why it is here
- The six NET deductions are made from this amount, in order.
- What the contract says Cl. 4.4
- The NET is the accommodation invoiced to the guests, less — in this order — the accommodation IVA, the commissions, the tourist tax, the consumables, the insurance and the running costs of the operation.
(b)Accommodation IVA (4%), without the tourist tax: (€2,950.00 − €80.00) × 4/104 −€110.38 1st deduction · see more ▸
- Airbnb · (€1,320.00 − €28.00) × 4/104 −€49.69

- channel with no separate cleaning · (€950.00 − €50.00 − €30.00) × 4/104 −€33.46
- Vrbo · (€220.00 − €4.00) × 4/104 −€8.31
- What it is
- The IVA inside the accommodation price, at the 4% rate.
- Why it is here
- The NET is worked out without IVA. The tourist tax is collected on behalf of the municipality and carries no IVA, so it comes out of the base before the calculation.
- What the contract says Cl. 4.4 a)
- The first deduction is the accommodation IVA: the NET is worked out without that IVA.
(b)Commissions of the platforms and payment providers, accommodation part (€450.00 × 2,950 / 3,000) −€442.50 2nd deduction · see more ▸
- Airbnb · €204.60 = 15.5% of the price −€204.60
- Booking.com · €85.30 = 16.7% of the price −€85.30
- channel with no separate cleaning · €142.50 = 15.0% of the price · the cleaning part is the Operator’s (€7.50) −€135.00
- Vrbo · €17.60 = 8.0% of the price −€17.60
- What it is
- What the booking channels and the payment providers charged, calculated the way they calculate it: on the price, IVA included.
- Why it is here
- They are the cost of selling the stay. Only the accommodation part counts: on the channel with no separate cleaning, the commission on the included cleaning is borne by the Operator.
- What the contract says Cl. 4.4 b) and 7.1
- The commissions and fees of the platforms and payment providers are deducted, in the part relating to the accommodation.
(b)Municipal tourist tax (paid over to the municipality) −€80.00 3rd deduction · see more ▸
- Airbnb · 2 guests × 7 nights × €2 · counts up to the 7th night −€28.00
- Booking.com · 3 guests × 3 nights × €2 −€18.00
- channel with no separate cleaning · 3 guests × 5 nights × €2 −€30.00
- Vrbo · 1 guest × 2 nights × €2 −€4.00
- What it is
- The tax the municipality charges per guest and per night. It is included in the price the guest pays.
- Why it is here
- It is nobody’s revenue: we collect it on behalf of the municipality and pay it over. It came in with the price and goes out in the same amount.
- What the contract says Cl. 4.3 and 4.4 c)
- The municipal tourist tax on the period’s overnight stays is deducted; it is already included in the price advertised to the guest.
(b)Welcome consumables (Annex B) −€80.00 4th deduction · fixed price per night · see more ▸
- Airbnb · 7 nights × €4.00 (tier 1–2 guests) · counts up to the 7th night −€28.00

- channel with no separate cleaning · 5 nights × €5.50 (tier 3–4 guests) −€27.50
- Vrbo · 2 nights × €4.00 (tier 1–2 guests) −€8.00
- What it is
- What we restock at each stay: kitchen and bathroom products and a small welcome gift.
- Why it is here
- They are an operating cost, at a fixed price: per night, according to the number of people in the booking, and only for the first seven nights of each booking. They are not multiplied per guest.
- What the contract says Cl. 4.4 d) and Annex B §4
- The welcome consumables restocked during the period’s stays are deducted, at the fixed price of Annex B.
(b)Monthly portion of the mandatory civil liability insurance −€16.67 5th deduction · see more ▸
- What it is
- One twelfth of the annual premium of the mandatory civil liability insurance the Operator takes out, evidenced by the insurer’s receipt.
- Why it is here
- The insurance is mandatory to operate an Alojamento Local. In a month with no accommodation invoiced, this portion is not deducted and is borne by the Operator.
- What the contract says Cl. 4.4 e)
- The monthly portion of the mandatory insurance premium is deducted, divided over 12 months and evidenced by the receipt.
(b)Running costs of the operation −€226.00 6th deduction · each with its document · see more ▸
- 5 Sept · pool −€90.00
- 11 Sept · garden — €20 + 1 h × €20 −€40.00
- 23 Sept · garden — €20 + 1 h × €20 −€40.00
- 13 Sept · blocked toilet: €80.00 − €30.00 recovered through the guarantee −€50.00
- 20 Sept · broken crockery −€6.00
- What it is
- The regular upkeep of the house (pool, garden) and the damage and incidents caused by the operation (for example broken crockery or blockages), for the part recovered neither from the guest nor through the guarantee.
- Why it is here
- They are the cost of keeping the house running for guests. They count at documented cost, or at the Annex B tariff when the Operator’s staff do the work. Of any damage, only what is not recovered counts.
- What the contract says Cl. 4.4 f)
- The running costs of the operation are deducted: regular, foreseeable upkeep, and damage and incidents of the operation that are recovered neither from the guest nor through the damage guarantee.
NET €1,994.45 the basis of the split · see more ▸
- What it is
- What operating your house earned in the month, after the six deductions.
- Why it is here
- The split is made on the NET. The Property charges (breakdowns, wear, works) do not come in here: they are invoiced separately and appear in blocks 2 and 3.
- What the contract says Cl. 4.4 and 4.4-A
- The NET is the basis of the split, and the six deductions are made before it. The property’s charges enter neither the NET nor the cession price.
(c)Split: Operator’s margin 15% · your share 85% €299.17 · €1,695.28 promotional split · see more ▸
- 15% × €1,994.45 €299.17
- 85% × €1,994.45 €1,695.28
- What it is
- The NET is divided in two: 85% for you, 15% for the Operator. This is the promotional split; the standard split is 82/18.
- Why it is here
- Our share is a portion of the NET: we earn when your house earns. It carries no added IVA and gives rise to no invoice from us.
- What the contract says Cl. 5.1 and 5.2
- The promotional split, 85% of the NET for the Owner, applies to contracts concluded between 1 August and 1 November 2026; for the rest, 82%.
(d)Start-up adjustment (2nd of 3) −€230.00 lowers the price · not a payment of yours · see more ▸
- What it is
- In the first three settlements, the cession price is lowered by €230 in each — €690 in total —, up to the price of each.
- Why it is here
- It is the counterpart for starting to operate your house. It acts only on the price calculation: it is not an amount you pay us.
- What the contract says Cl. 5.5
- For the start-up of the operation, the price of the first three settlements is reduced by €690 in total, €230 in each, unless Annex A waives it.
(d)Minimum price adjustment: €100.00, no shortfall carried over not applicable€299.17 ≥ €100.00 our share was above the minimum · see more ▸
- What it is
- If the Operator’s share of the NET falls below €100 in a month, your price for that month is reduced by the difference.
- Why it is here
- It always appears, even at zero: showing that it did not apply is worth more than leaving it out. This month our share is above €100.
- What the contract says Cl. 5.3
- The price is adjusted so that the Operator’s share of the NET does not fall below €100 a month; whatever the price cannot absorb carries over and, at the end of the contract, is extinguished. It is never invoiced.

- Cession price €1,465.28
- IVA 22% €322.36

- What it is
- The amount you invoice us for the month: the cession price, plus whatever IVA applies in your case — in the example, 22%, normal regime.
- Why it is here
- It is the only amount that concerns the cession. You receive the statement by day 10, issue your invoice with it, and we pay within 30 days of the day we receive it.
- What the contract says Cl. 6.1-A (d-1), 6.3 and 6.4
- The cession price shown on the statement is the amount the Owner invoices, plus IVA at the applicable legal rate. The Operator pays within at most 30 days of receiving the invoice.

(d-2)Coordinating the pool pump repair: 15% of €400.00 €73.20€60.00 + IVA 22% €13.20 paid by the fund · see more ▸
- What it is
- The provider invoiced the repair in your name; we coordinated the work.
- Why it is here
- A breakdown in the house, like this pool pump, is your charge, not the operation’s: it is invoiced separately and does not enter the NET. Damage caused by the operation is another matter: that does enter the NET, like the blocked toilet in block 1.
- What the contract says Cl. 7.2 a)
- When the provider invoices in the Owner’s name, the Operator invoices the Owner separately for the coordination: 15% of the amount before IVA, plus IVA.

- When the provider invoices the Operator, the Operator re-invoices the Owner the cost before IVA plus 15%, with IVA.
(d-2)Urgent night call-out to the plumbing, Operator’s staff: €20.00 + 2 h × €70.00 €195.20€160.00 + IVA 22% €35.20 pending (15 days) · see more ▸
- What it is
- On the night of the failure we went straight there: call-out plus two hours at the night rate.
- Why it is here
- In an emergency we act without asking for authorisation, then notify and document. As it is a Property charge, the call-out is invoiced at the Annex B tariff.
- What the contract says Cl. 5.1-C b) and Annex B §1
- An urgent intervention by the Operator’s staff on a charge of the property is invoiced to the Owner at the Annex B tariff: call-out plus every hour.

Illustrative; the real figures are in each monthly statement. The amounts are those of the contract’s example statement (Annex B §5); the four stays, the dates, the channels and each stay’s commissions are our own example, which matches them to the cent. Illustrative tourist tax: €2 per adult guest per night, up to the 7th night of each stay.

Your review is the best advertisement your house has.
Anyone looking for a house sees the well-reviewed ones first — that is how the platforms rank them. A house seen more is booked more nights; more nights, more revenue, for you and for us.
We are with them for the whole journey, from booking to after check-out.
- Before they arrive we help plan the trip, suggest what to see and book what they ask for. If they want, we arrange the airport pick-up.
- On arrival the house ready, and what they asked for already inside: the shopping put away in the fridge, a cot, the birthday cake in the flavour they chose, and a gift waiting for them.
- During the stay Clara answers immediately, around the clock, in any language. Halfway through the stay we ask whether everything is all right, because a problem solved while the guest is still in the house rarely reaches the review.
- After they leave a short questionnaire about what we could have done better, and the review request.
The guest asks, and if it is possible, we make it happen.
If your house does not earn more, neither do we.
The price, in full
Every line of our price exists to solve something. First the problem, then our answer and the number — the same one you will find in the contract.
- 15% of the NET to whoever operates the house.
- And seeing where the other 85% goes
- 15% of the NET — our part of the split — for contracts concluded between 1 August and 1 November 2026. The list split is 18%. For a service like ours, competitors charge 25–30% + IVA, with the Alojamento Local registration included — with us, the registration application, only when the house does not have one yet, is invoiced separately, once. The lower numbers advertised do less. The difference stays with you.
- Paying every month, guests or no guests.
- In a month with no bookings, the minimum price adjustment is not charged to you: it carries over, and can only reduce the following cession price.
- The minimum price adjustment is not a monthly fee and gives rise to no invoice from us. Our part is a percentage of the NET; in a month when it falls below €100, per Property, the cession price for that month is adjusted by the difference, and only up to that price itself. Whatever does not fit carries over to the following settlements and can only reduce the cession price; at the end of the contract, whatever is left is extinguished — it is never charged to you. With the 85/15 split, the adjustment stops having any effect from about €667 of NET in a month with no shortfall carried over (about €556 with 82/18).
- Phone photos and a single listing on one portal.
- €230 less in each of the first 3 settlements · €690 per Property
- For the start-up of the operation — professional photography, listings across platforms, dynamic pricing and Clara, at our expense and remaining ours as means of the operation —, the start-up adjustment reduces the cession price of the first three settlements by €230 in each, up to the price of each one: €690 per Property, once only. It is never invoiced separately — only on an early exit during the commitment is whatever is still to be applied added to the compensation —, and your contract’s particular conditions may waive it. If your property does not yet hold an Alojamento Local registration, the registration application costs €200 + IVA, on top: we check feasibility, prepare the application and accompany the inspection; certificates, technicians and compliance equipment are invoiced as Property charges, and the decision rests with the authorities.
- A badly cleaned house, and the rating drops.
- Cleaned on every stay, no limit · paid by the guest
- Cleaning is one of the things that weigh most in a guest’s rating and experience, so the house is cleaned on every stay, with no limit on cleanings, however many bookings the month brings. Cleaning and laundry for the stays are on us: we provide them, with our own team or subcontractors, and we pay for them; they are never an expense of yours. On each booking we charge the guest a cleaning fee, at the amount we set for your property; it is our revenue and does not enter the NET or the split. On channels that do not let us charge it separately, it counts as included in the price of the stay, at the same amount we charge on the other channels, and is separated from the accommodation before the NET is worked out. Out of it come the IVA that corresponds to it and the commission the platform charges on it too, and the rest pays for the cleaning and the laundry; if it falls short, we pay the difference. The upkeep of the linen and its replacement for normal wear are also on us. Extra cleanings the guest asks for during the stay are charged to the guest; the cleaning before your own use and any deep cleaning you ask for or approve are invoiced to you.
- Invoices that turn up at month end with no explanation.
- Documented cost + 15% + IVA, on a quote you approve
- Repairs, replacements and upkeep of the property, its equipment and its contents that do not arise from the operation — breakdowns, breakages, natural events, normal wear — and works are Property charges. We get the quotes and show them to you; you choose and approve in writing, with 48 hours to reply to each one, and without that approval nothing is done, except in an emergency. They are invoiced to you separately, outside the NET, at the provider’s documented cost plus 15% + IVA — or, when we do the work ourselves, at the same tariff as for emergencies (€20 call-out plus the hours, + IVA). The initial linen (3 sets per bedroom) and, if missing, the keys (4 sets) are bought in your name and invoiced the same way, at cost plus 15% + IVA. Welcome consumables are a different thing: they have a fixed price per night, according to the number of people in the booking and only for the first seven nights, and they are deducted in the NET — no markup and no separate invoice. Water, energy, gas and telecoms stay in your name and at your expense, as do IMI and the condominium fees.
- A breakdown in the middle of a stay, and nobody deciding.
- €20 call-out · +€20/h on weekdays · +€70/h at night, at weekends and on public holidays, + IVA
- The €20 + IVA is the call-out — us getting there, at any hour. Working hours always add on top: €20 + IVA per hour on weekdays, from 8am to 8pm; €70 + IVA per hour at night, from 8pm to 8am, and at any hour at weekends and on public holidays. Three daytime hours on a weekday: €20 + 3 × €20 = €80 + IVA. The same three hours on a Saturday: €20 + 3 × €70 = €230 + IVA — the same as in the small hours. In an emergency we act at once, without asking for authorisation and with no cap on the amount, tell you straight away and document everything. Who pays depends on the cause, which is recorded with evidence: if it comes from the operation, the cost is deducted in the NET; if it is a Property charge, it is invoiced to you; if it is our failure or our suppliers’, it is ours — within the limits of the contract: up to €1,200 for every 12 months beyond what our insurance covers, except in cases of wilful misconduct or gross negligence. If the cause cannot be established, it counts as a Property charge.
- Being locked into a contract you cannot read.
- 13 months · the 1st without commitment
- The first month is for watching us work: during it, either party can end the contract in writing, with 7 days’ notice, with no compensation and no penalty. It is free of commitment, not free of cost: stays already completed are settled as normal, and you remain responsible for the Property charges already approved or carried out, the registration costs, if your Alojamento Local registration is handled by us (already obtained or still in progress), the linen and keys bought for the house, and the invoices for your own use. Whatever is still to be applied of the start-up adjustment is extinguished — you do not pay it. From the 2nd month, 12 months of commitment run; after that the contract renews for periods of 12 months, and you can object to the renewal in writing, with 60 days’ notice, with no compensation. If you leave before the end of a commitment period, in writing, you pay €100 per Property for each month, or part of a month, left until its end (12 at most), plus whatever is still to be applied of the start-up adjustment, minus the margin of the operation we obtain in that period on the bookings already confirmed that we complete after you leave.
Frequently asked questions
Is it really an artificial intelligence talking to my guests?
Yes, and we tell them so too: Clara always introduces herself as an AI assistant and never pretends to be a person. She answers immediately, around the clock, in any language — which is more than any human team can do at three in the morning. Anything sensitive, unusual or delicate goes to a person on our team, and for urgent incidents there is always someone on the phone, at any hour. The AI handles what is fast and repetitive; people handle what needs judgement.
How do you look after my property’s reviews on the platforms?
The review is the consequence, not the objective: we work on the moments that produce it. A photo record of the state of the house at every change of guest, before every arrival and at checkout; an immediate reply during the stay, at any hour; and, for an urgent breakdown, someone on site within 4 hours to start fixing it, rather than leaving it for later. If something goes wrong we want to know while the guest is still in the house — a problem solved in time rarely reaches the review. When, to protect the reputation, we refund a guest, the NET of that stay is reduced by the same amount; above 30% of the stay or €300, we tell you beforehand, except in a justified emergency. We reply to reviews, good and bad, and anything that turns out to be recurring is reported to you with a proposal. At the end of the contract, the accounts that were already yours come back to you; the listings we create on our accounts, and their reviews, stay with us.
Can I use my own house whenever I want?
It is yours, and the contract says exactly how. You can use it at any time of the year, with no limit on nights, on dates without confirmed bookings: just ask us in writing at least 3 days ahead. Dates already booked do not become free for your own use — we do not cancel or change bookings for that, because an accepted booking is a commitment to a guest. For those dates there is Clareza Owner Gold: if you ask for it in writing at least 24 hours ahead, and there is availability, you stay — with your companions, up to your house’s capacity — in another property we operate, with no limit on nights, provided that property’s price for those nights (the calendar price, without the tourist tax and without the average commission of the channels) fits within the part of those nights in your house that would be yours; if none fits, there is no stay. We propose the one closest to your house in type, capacity and municipality, and you can turn the proposal down at no cost; once you have accepted it in writing, you can only cancel it under the cancellation terms of our direct channel, which we give you with the proposal. That stay is invoiced to you when it ends, with that property’s cleaning fee and the tourist tax when due, and is set off in the statement; it is owed in full, as is any damage caused there. Blocks for works or other purposes are requested in writing 30 days ahead, also only for dates without bookings. Before each period of own use we clean and prepare the house; that cleaning is invoiced to you at the house’s cleaning fee, with IVA — and so is an extraordinary cleaning, if the house needs one at the end —, and set off in the statement: whatever does not fit in one month carries over to the following settlements, and whatever is still left at the end of the contract is yours to pay. In a month of own use with no NET, the minimum price adjustment is not charged to you: the shortfall carries over to the following settlements, can only reduce the cession price and is extinguished at the end of the contract.
Who pays if a guest breaks something?
It does not come out of your pocket without you knowing. We record the state of the house before every arrival and at checkout, and before any repair that is not urgent we show you the photographs and the quote. Damage a guest causes without intent is a running cost of the operation: we try to recover it from the guest or through the damage guarantee, and whatever is not recovered is deducted in the NET. Damage caused on purpose — proven vandalism — by guests on bookings we brought in is paid by us, with no excess for you and no cap, and it goes neither into the NET nor onto your insurance; lost revenue is not included. As a guarantee, on platforms that do not accept a deposit of our own, the platform’s programme applies; on the other channels and on our direct channel, we may ask the guest to register a card as a guarantee at pre-check-in, up to the amount set for your house, without charging it. Platform programmes such as AirCover have their own limits, exclusions and deadlines, do not replace the mandatory insurance and are not a guarantee given by us.
My house already has bookings. What does the transition look like?
We handle it. On the start date we receive access to the existing accounts and listings, and the keys — if they are not handed over to us, we buy four sets, at your expense —, and the calendar is never left with nobody looking after it. The bookings already confirmed are then carried out by us and enter the NET of the month in which they take place, like any other stay of the operation, with the same split. They are set out in a list we sign together and follow one of two regimes, depending on who has already invoiced the guest: those nobody has invoiced yet, we invoice; on those you have already invoiced, your position towards the guest and the platform does not change, but you now act for our account, and we invoice you for the accommodation. In either case, whatever you receive for those stays, from the guest or the platform, belongs to the operation and is set off in the statement for the month of the stay, less any tourist tax you have already paid over to the municipality. Here is why: the booking was sold before, but the check-in, contact with the guest during the stay, the cleaning and the three in the morning are now ours.
How many properties do you operate?
We are starting out, and we would rather say so. Clareza Selvagem enters the market this season and is accepting its first properties — which means attention it could not give from a portfolio of a hundred houses. What we lack in track record we make up for in the terms we offer: the first month is for you to watch us work — during it, either party can end the contract in writing, with 7 days’ notice, with no compensation; it is free of commitment, not free of cost.
What if you cannot get bookings for my house?
In a month with no bookings, the minimum price adjustment is not charged to you: it is not a monthly fee and it gives rise to no invoice from us. Our part of the NET is a percentage, with a minimum of €100 a month, per Property, that only adjusts the cession price: if that part falls below it, that month’s cession price is reduced by the difference, down to the price itself, and whatever does not fit carries over to the following settlements, where it can only reduce the cession price. At the end of the contract, whatever is left is extinguished — it is never charged to you.
Can I set rules for guests?
You can, in agreement with us. The house rules are set by agreement between you and us, and we are the ones who enforce them: number of guests, pets, smoking, parties and events. We agree them with you at the start and they go in the listing and in the house file, so the guest knows them before booking. We may update them when the law, the condominium or the platforms’ rules require it, and we let you know.
What if I want to sell the house during the contract?
We talk, and the contract already provides for it. You can pass the contract on to the buyer with our written consent; without that transfer, the contract’s exit rules apply. While the contract is in force, we have a right of first refusal on the sale: as soon as you have a final offer at an agreed price, and always before signing a promissory contract or the deed of sale, you tell us in writing the price, the payment terms, the other essential terms and who the buyer is, and we have 15 days to say whether we will buy on the same terms. If we do not, you can sell to that buyer within the following 6 months, at a price no lower and on terms no less favourable to you than those you told us; outside that period or those terms, you tell us again.
What does it cost?
The split of the NET is 85% for you and 15% for us — our part, with no IVA and no invoice from us —, for contracts concluded between 1 August and 1 November 2026; for the rest, the list split is 82% and 18%. The NET is the accommodation invoiced to guests minus the accommodation IVA, the commissions of the platforms and payment providers, the tourist tax, the welcome consumables, the monthly portion of the mandatory insurance and the running costs of the operation. Cleaning for the stays is on us: the guest pays a cleaning fee, which is our revenue and stays outside the NET; the cleaning before your own use and any deep cleaning you ask for or approve are invoiced to you, with IVA. There is a minimum price adjustment: the cession price is adjusted so that our part of the NET does not fall below €100 a month, per Property; whatever the month’s price cannot absorb carries over to the following settlements, is never invoiced to you and, at the end of the contract, is extinguished. In your first three settlements, the start-up adjustment reduces the cession price by €230 in each — €690 per Property —, up to the price of each one. If you do not yet hold an Alojamento Local registration and we handle it, preparing the application costs €200 + IVA, separately; certificates, technicians and compliance equipment are invoiced like the Property charges, and the decision rests with the authorities. Repairs, replacements and upkeep of the property, its equipment and its contents that do not arise from the operation — breakdowns, breakages, natural events, normal wear — and works are Property charges: except in an emergency, nothing is done without your written approval of the quote, and they are invoiced to you separately, at the provider’s documented cost plus 15% + IVA, or, when we do the work ourselves, at the emergency tariff (€20 call-out plus the hours, + IVA). The initial linen (3 sets per bedroom) and, if missing, the keys (4 sets) are bought in your name and invoiced to you at cost plus 15% + IVA. Welcome consumables have a fixed price per night, according to the number of people in the booking — from €4.00 to €10.00 — and only for the first 7 nights of each booking. Water, energy, gas and telecoms stay in your name and at your expense, as do IMI and the condominium fees. The complete terms are in the cession-of-operation contract.
What is the NET, and what stays out of it?
The NET is the accommodation invoiced to guests minus, in this order: the accommodation IVA, the commissions of the platforms and payment providers, the tourist tax, the welcome consumables, the monthly portion of the mandatory third-party liability insurance and the running costs of the operation. The six deductions are made before the split; Property charges do not enter the NET and are invoiced separately. The cleaning fee, deposits, amounts refunded to guests and the revenue from our own activity — the goods and services we offer guests on our own account — stay outside the NET.
Is there IVA? And which invoices are there?
Our part of the NET carries no IVA: the margin of the operation gives rise to no invoice from us. Amounts marked «+ IVA» and the invoices we issue you separately carry IVA at the legal rate; the monthly invoice you issue us for the price of the cession carries whatever IVA applies in your case. Repairs and works done by third parties may also be invoiced to you directly by the provider, in your name. The complete terms are in the cession-of-operation contract, which we send you before any commitment.
When do I get paid?
By day 10 you receive the consolidated statement, stay by stay. With it you invoice the cession price, and we pay you the amount to transfer — your invoice with the adjustments the statement identifies — within 30 days of the day we receive your invoice, whenever you choose to issue it.
Who invoices the guests?
We do. Clareza sells and invoices each stay in its own name; while bookings still come in through your accounts on the platforms, we are the ones who issue those invoices, in your name — you stop issuing invoices every day. Your Alojamento Local registration stays in your name, and the mandatory third-party liability insurance, which we take out, has you as the insured; when we jointly notify Clareza as the holder of the operation, as the contract provides, the title to the operation in the registration and that insurance pass to Clareza. You issue one invoice a month, to us, for the cession price the statement shows.
Does my property need an Alojamento Local registration?
To be operated as Alojamento Local, yes: it must be registered with the RNAL. If it already is, we operate it under that registration, which remains yours. If it is not, we take care of the registration application for €200 + IVA: we first check the feasibility of the location, prepare the application, bring the property into compliance and accompany the inspection. Third-party costs — certificates, technicians and the required equipment, including safety equipment — are yours to pay, and the decision rests with the authorities: we cannot guarantee it. If the registration is not obtained through no fault of yours, either of us can end the contract with no compensation; registration work already invoiced remains due. Once in operation, we make the foreign-guest reports (forms on SIBA) and the statistical returns (INE and DREM). We check your case before promising anything.
Who is behind Clareza Selvagem
Why Madeira
Clareza Selvagem was born in Madeira, between the laurel forest and the Atlantic. The company is registered in Funchal, with its address and tax number in plain sight — we are not a brand without an address.
Why this model
We chose to keep 15% of the NET and a statement that can be reconstructed to the cent, rather than a larger share and accounts nobody checks. It is deliberate: if you can verify every number, you do not have to trust us blindly.
How we operate
The operation is carried out with suppliers from the island — cleaning, laundry, maintenance — whom we choose, hire and supervise, with a team on the ground and exact numbers on every statement.
